Tips on how to furnish a rental property

There is a lot of competition among short-term rental apartments through the platforms Airbnb and Booking. Important for this type of rental apartments are the reviews (feedback) that customers leave. Therefore, DO NOT underestimate and DO NOT skimp on the furnishing of the property!

Such apartments should have a universal interior to appeal to as many people as possible, but also have character and a distinctive feature that will set you apart from the rest.

Some important rules to follow:

• Do not use old and worn-out furniture and appliances
• Put appropriate lamps and enough light in the rooms. This is very important for a good look and comfort for the residents.
Put enough wardrobes in the hallway and in the bedrooms. It is desirable that they are high to the ceiling. Wardrobes up to 2 meters high look like children’s furniture and do not look beautiful.
• Also make cabinets with locks where you can store supplies without the tenants having access to them.
The bathroom should have light tiles and a clean design. Nothing pink, red, tiles in circles, stripes or other geometric shapes that are not current. It is desirable that the shower area is separated with its own siphon and screen.
Thick blackout curtains in the bedroom to the floor! The most unpleasant thing is when the bedroom is not well darkened. A sign of petty savings that spoils the comfort of customers and takes one star off your review.

Short curtains to the window sill also don’t look pretty. Don’t do it!

  • Mattress – must be in good condition and very comfortable, with medium firmness – neither too soft nor an orthopedically hard mattress. Preferably a latex one without springs, because it is comfortable, durable and hygienic. The bed base may be cheaper, but you should not skimp on the mattress.
  • Sofa – it is also very important that it is comfortable, large enough and extendable. It is the center of every living room.
  • Don’t overdo it with colors and bright accents. Keep them only in the small details – decorations, vases, paintings, pillows, rugs, etc.
  • Don’t do too many colored walls or every room a different color. This is overwhelming and doesn’t look stylish. At most, have one colored accent wall.

Style and color scheme

Different styles can be used when you want to recreate a certain atmosphere and depending on where the home is located, but the most suitable are contemporary furniture styles, minimalism, Scandinavian, loft style, and Mediterranean.

The main thing is not to clutter the home with furniture and accessories, the main colors should be warm, natural and pastel, not bright. Overall, it should radiate cleanliness and coziness.
You can use a mix of styles – modern design and, for accents, some small furniture in a classic or retro style – armchairs, chairs, tables, picture frames, etc.

The most tried and tested and safe colors are white, gray, beige and brown in all their shades. For accents – blue, green, orange, ocher, black. Use the basic rule in interior design for 60-30-10 for color combinations:

The main color should cover 60% of the room design. The secondary color should be 30% and contrast with the main color to create depth and interest in the decor. The next color will be one third of the secondary color and one sixth of the main color. This color is an accent and its purpose is to add more interest and contrast to your color scheme.
